Welcoming Introduction

The Toccoa Properties Homeowners' Association, the governing entity for Toccoa Bend, welcomes you to our mountain hideaway. We are not a public resort, but rather a private residential community in which all residential properties are individually owned by members for their own private use and that of their families and guests. As such a guest, the Association, on behalf of itself and all its members, wishes to provide you with the following information we feel will help you enjoy a safe, comfortable and relaxing visit, while at the same time, helping to insure you will not feel you are imposing on any of the others' quiet enjoyment of their properties.

Association Roads

You may have already noticed that our road system is somewhat primitive. The roads are narrow, bumpy and, for the most part, unpaved. We love our roads as they do compliment the rustic atmosphere of our community. However, they can present somewhat of a danger if you do not exhibit extreme care while driving and as a pedestrian, especially at night and when weather conditions are less than perfect. For that reason, we ask that you diligently obey all speed limit and traffic control signs (never driving over 15 mph), wear light colored or reflective clothing when walking after dark and carefully yield when you encounter other vehicular or pedestrian traffic.

We request you refrain from operating any off road motorized vehicles (bicycles, motorcycles, ATVs, mopeds, scooters, go-carts, golf carts) and other similar motorized vehicles on our roads. Our roads were not built to accommodate these types of vehicular traffic and we ask you to refrain from it so that such traffic can be kept to a minimum for everyone's safety. Clearly, anyone who does operate such vehicles on our roads does so at his or her own risk; and neither the Association nor any of its members assumes any responsibility for injuries and damages that may result if you do not refrain from the use of such vehicles.

Association Owned Pavilion & Common Area & General Fishing Regulations

The Association itself is the owner of the pavilion and open area at the end of Hemlock Drive. These facilities are primarily for the use of Association members and their families. To allow us to more easily identify and remove trespassers from this area, we as al guest in residence without their owner-host also in residence to refrain from using these facilities, other than for walking, jogging or other exercise activities. If you do go onto these ares, we expect you leave them in the same condition as you found them. Also, please be ware of and be on the look out for uneven ground conditions caused by mole, ground hog, beaver or other animal activity, as well as river erosion, weather and other environmental events.

If you go near the river bank wither at the common area of behind any riverfront cabin you may be staying in, be especially cautious as it can be very unstable and slippery. While the river current is usually rather placid, it can become deadly treacherous very quickly during and up to several days after stormy weather conditions. For the same reasons, we request that you refrain from fishing in the Association owned part of the Toccoa River adjacent to the pavilion and common area field. However, if you do nonetheless attempt to fish despite this request, be advised that you must have a current Georgia fishing license with a trout stamp. State Game & Fresh Fish Commission officers do patrol the area; and the fine for fishing without a license can be pricey.

Certainly, if you are staying in a riverfront cabin and your owner host-not-in-residence with you has given you permission to fish behind your cabin, you still need to have a Georgia fishing license and trout stamp. A group of Association members, on their own and not officially connected with the Association in any way, does have the river stocked with trout to help insure they will have better fishing success (Refer to out Fishing Association Page). For that reason they practice the policy of "catch and release" fishing. Therefore, if you do fish, we ask you to follow that same policy.

Do not attempt to gain access to any cabinets or storerooms at the pavilion; and the trash containers at the pavilion are not available for guests to use to dispose of their household trash or garbage at any time.

Electrical & Water Service & Community Security

Here in the mountains, it is not unusual to have occasional power interruptions which, if lasting for a significant length of time, can also result in the loss of water service. The community's private water supply comes fro a number of Association-owned drilled wells in the subdivision. Even without any power interruption, we occasionally experience a loss of water service due to equipment breakdown or malfunction. Should either of those occur during your visit, the Association assumes no responsibility for any financial losses or injuries that may result from the interruption of such services. If you or anyone in your party has a condition that could be adversely affected by such service interruption, we suggest that you have available your won power source (generator or batteries) and/or water supply (bottled water).

Should you experience any such service interruptions that last more than 1 hour, we suggest you contact your owner-host or his agent.

The water from some of the wells passes through filtration and chlorination equipment, and the water from others does not need this type of treatment. We feel or water is of excellent quality. However, if you should have any reservation about well water in general, or if you or any member of your party has any medical or systemic condition that might be adversely affected by treated or untreated well water, we suggest you provide your own bottled water for drinking and cooking purposes.

We are a "gated community". Our entrance gate is a "security" or "limited access" gate. Each property owner is responsible for granting access to his or her guests. The community works together to "keep and eye out" of any suspicious activity when they can. We have experienced no significant criminal activity in our community. The only law enforcement in the area comes from Fannin County sheriff's office, about 15 miles from Toocoa Bend. Therefore, we encourage making sure your vehicle, your property and your cabin are appropriately secured at all times.

Good Neighbor Common Courtesies

We know you want to be good neighbors during your stay in Toccoa Bend. THis section is intended to remind you of some practices we wish to follow:

  1. Please do not leave any minor children under the age of 18 years along and/or unsupervised in your cabin or anywhere in the community.
  2. You and all members of your party are required to not trespass on the privately owned property of any owner except that of your host or except in an emergency.
  3. If your host permits you to have pets with you during your visit, please have them under your direct control while on your host's property, and on a leash, if you should walk them off your hosts property. All "droppings"on community road right-of-ways and common areas are to be collected and disposed of with your household garbage and trash. Your pets are to be kept off the privately owned property of other owners; but should your pet accidentally make a deposit on any lot but the one you are occupying, the same "collection and disposal" rule applies.
  4. Please refrain from any illegal, offensive and/or noisy activity anywhere in the community.

All of us here in Toccoa Bend want you to enjoy, be happy and be careful. Perhaps someday, if you are lucky, we will be neighbors.
